Earlier this year an application was made by Aquinna Homes to build 23 homes on the site of 36 The Maultway (also known as Therapwood). This application was unanimously refused by Surrey Heath’s planning committee.
I was notified this morning that the Developer has submitted an appeal against this refusal and that the appeals process has now started.
I had hoped the developer would come back with a more appropriate proposal for this site rather than go down the appeal route. Most residents I speak to are not opposed in principle to some development on this site but the proposal to build 23 units on the plot of what is currently 1 (albeit large) property, seems like overdevelopment.

The deadline for making submissions is 30 July 2024.
Any representations already made on the original application will automatically be put forward to the appeal (unless they are withdrawn by the person that made them). You do not have to have taken part in the original consultation to make a submission on the appeal.
The planning inspector will consider representations based on planning reasons to oppose (or support) the appeal.
At the time I briefly summarised the key planning reasons why the application was as recommended for refusal and I have listed these again below
The layout, design, scale and landscaping would result in harm to the character and appearance of the surrounding area.
The proposed access directly onto The Maultway would be harmful to highway users safety.
There would be harm to the residential amenities of neighbouring properties.
Insufficient detail on the standard of accommodation and an acceptable mix of affordable housing.
Potential adverse impact on protected species and habitation.
Failure to demonstrate an acceptable drainage scheme would be adopted.
